&lt;P class=MsoNormal style="MARGIN: 0in 0in 0pt"&gt;&lt;SPAN style="FONT-SIZE: 12.5pt"&gt;&lt;SPAN style="mso-spacerun: yes"&gt;&amp;nbsp;&lt;/SPAN&gt;&lt;/SPAN&gt;&lt;SPAN lang=ZH-CN style="FONT-SIZE: 12.5pt; FONT-FAMILY: SimSun; mso-ascii-font-family: 'Times New Roman'; mso-hansi-font-family: 'Times New Roman'"&gt;但是市场经济自有其调节的规律，&lt;/SPAN&gt;&lt;SPAN lang=ZH-CN style="FONT-SIZE: 12.5pt"&gt; &lt;/SPAN&gt;&lt;SPAN lang=ZH-CN style="FONT-SIZE: 12.5pt; FONT-FAMILY: SimSun; mso-ascii-font-family: 'Times New Roman'; mso-hansi-font-family: 'Times New Roman'"&gt;买房者减少，租房者必然增多，投资人纷纷卖房，市场上可供出租的房子必然减少，租房市场开始变得供不应求，于是房租上涨，使得租房者又觉得还是买房合算。外地来的人该买的还得买，因为工作地点变动或孩子上学等原因需要换房的家庭也还是得换房，他们卖房时可能不得不降价，但买房时又可以讨下不少价钱，动态平衡之后又会趋于稳定。今年七八月大体是这种状态。许多买主上半年一直犹豫观望，到七八月份自己的房子卖掉了，或孩子快开学了，突然发现自己想买的社区市场上的房子都消失了，只好降低条件尽快买一栋。也是由于市场经济调节的规律和政府的宏观调控，八月份联储会没有调高利率，结果房屋贷款利率略有下降，也使买房者增加了信心。房地产是美国经济的重要支撑，和房地产相关的人员和产业牵涉很广。一年多来美国经济增长缓慢，加上伊拉克战争和石油天然气价格飞涨，使消费者信心下降，又严重影响美国经济的发展。政府必然会采取措施进行调控。&lt;/SPAN&gt;&lt;SPAN style="FONT-SIZE: 12.5pt"&gt;&lt;/SPAN&gt;&lt;/P&gt;

&lt;P class=MsoNormal style="MARGIN: 0in 0in 0pt"&gt;&lt;SPAN lang=ZH-CN style="FONT-SIZE: 12.5pt; FONT-FAMILY: SimSun; mso-ascii-font-family: 'Times New Roman'; mso-hansi-font-family: 'Times New Roman'"&gt;对于留美学生来讲，经过几年的奋斗，也具备了买房子的条件。只要把事情想清楚，不要有太多的顾虑，不要太计较，买个房子并非难事。我认为购买自住房屋与房地产市场关系不太大。买自住房的主要目的是投资赚钱，二是要安居。房价有涨有跌，没有什么标准什么时候是房价的最低点。自己的房子只要不需要很快出售，就不存在赔钱的问题。我在“关于市场”一文中说过，“房地产价格总的长期规律是破浪式前进，螺旋式的上升”。宏观调控会使周期缩短，经济软着陆。大华府的房地产不会出现崩溃局面。&lt;/SPAN&gt;&lt;SPAN style="FONT-SIZE: 12.5pt"&gt;&lt;/SPAN&gt;&lt;/P&gt;
